Home Loan Documents Checklist for OnlyFans and Content Creators

Updated September 2026

A creator applying for a home loan needs the same identity, deposit and liability documents as any borrower, plus the self-employed income pack: two years of tax returns and notices of assessment for a full-doc loan, or BAS, bank statements and an accountant’s declaration for a low-doc loan. This checklist lists every item, in the order a lender asks for it, so the file goes in complete.

At a glance

  • Full-doc applications need two years of tax returns, notices of assessment and financial statements
  • Low-doc applications swap tax returns for BAS, business bank statements and an accountant’s declaration
  • Identity, deposit evidence and liabilities are required on every application regardless of income type
  • Platform statements support the file but do not replace lodged tax documents
  • Getting the pack ready before you apply shortens approval time and reduces conditions

Documents every applicant needs

These are required whether you are a creator, a nurse or a plumber. Lenders will not progress a file without them.

Category What to provide Notes
Identity Driver licence or passport, plus a second ID such as a Medicare card Names must match exactly across all documents
Deposit Three to six months of statements for the account holding your deposit Lenders look for genuine savings held or accumulated over time
Gifted funds Signed gift letter from the giver, plus evidence of the funds landing Some lenders still want three months of your own savings alongside a gift
Liabilities Statements for every credit card, personal loan, car loan, BNPL account and HECS balance Undeclared limits are found in the credit check and damage trust
Living expenses Three months of transaction statements for your everyday accounts Assessors categorise your spending and compare it to a benchmark
Property Contract of sale or a target property and price if pre-approval Also rates notice and lease for any property you already own
Buy now pay later

Afterpay, Zip and similar accounts are liabilities to a lender even when the balance is nil. Close the ones you do not use before you apply and keep the closure confirmation.

Full-doc income pack for a creator

This is the standard pack for a self-employed borrower and it unlocks the widest range of lenders and the sharpest pricing.

Sole trader

  • Two years of personal income tax returns as lodged
  • Two years of ATO notices of assessment
  • Profit and loss statement and balance sheet for each year, prepared by your accountant
  • ABN and, if applicable, GST registration details
  • Most recent four BAS if registered for GST

Company or trust

  • Everything in the sole trader list for you personally
  • Two years of company or trust tax returns
  • Two years of financial statements for the entity, signed by the accountant
  • ASIC company extract or trust deed
  • Evidence of director wages or distributions paid to you, matching your personal return

The lender will reconcile the entity’s figures to your personal return. Where the two do not line up, expect a query. This is the single most common reason a creator file gets stuck, and it is almost always fixable by an accountant who prepared both sets of documents. The how lenders assess OnlyFans income article explains what the assessor does with these figures once they are in.

Low-doc income pack

If you do not have two years of lodged returns, or your returns do not reflect your current earnings, a low-doc or alt-doc lender will accept alternative evidence. Not every lender offers this, the loan-to-value ratio is usually lower, and the rate is usually higher, but it is a legitimate path to approval while your full-doc history builds.

  • ABN registered for a minimum period, commonly twelve months, sometimes six with strong industry evidence
  • Twelve months of BAS as lodged, or six months with some lenders
  • Six months of business bank statements showing platform payouts
  • Accountant’s declaration confirming your income and that the loan is affordable
  • A signed income declaration from you
  • GST registration if turnover is above the threshold

Lenders cross-check the BAS turnover against the bank statements. If the platform deposits on your statements are materially higher than the turnover on your BAS, the assessor will assume the BAS is wrong, which raises compliance questions you do not want on a loan file. Keep them consistent.

Platform and creator-specific evidence

None of the following replaces the income pack above, but each one helps the assessor understand the business and can tip a borderline decision.

  • Twelve months of OnlyFans, Fansly or other platform earnings statements
  • Payout history exported from the platform, showing the account the money lands in
  • Subscriber count trend if it supports a growth story
  • Brand deal contracts or invoices for non-platform income
  • A short business summary describing what you produce, how long you have done it and how the income is generated

A broker will attach a cover note that describes the business plainly as a digital content and subscription media business. That is accurate and it is how the lender’s system will categorise it.

Getting your pack ready in the right order

  1. Book your accountant first. If returns are unlodged or financials do not exist, nothing else moves. National Accounts prepares creator financials with lending in mind.
  2. Pull your ATO records. Notices of assessment, income tax account statement and BAS lodgement history are all available through myGov or your tax agent.
  3. Download twelve months of statements for every bank account, card and loan.
  4. Export platform statements and payout history for the same twelve months.
  5. Close unused credit facilities and get written confirmation.
  6. Gather identity documents and check the names match.
  7. Send the whole pack to your broker at once. Piecemeal documents create piecemeal conditions.

What lenders will still ask for after you submit

Even a complete pack generates conditions. Typical ones for a creator file are an updated bank statement close to settlement, an explanation for any large one-off deposit, confirmation that a tax debt has been paid, and, if you are buying with a company or trust, an accountant’s letter confirming the entity’s position. Having your accountant on standby during assessment keeps those turnarounds short.

If you are saving toward a deposit and want to know what a lender counts as genuine savings, the deposit on irregular income article covers it.

Common questions

Do I need two years of tax returns to get a home loan as a creator?

For a full-doc loan with most lenders, yes. Some lenders accept one year of financials where the ABN is older, and low-doc lenders accept BAS, bank statements and an accountant’s declaration instead, usually with a lower maximum loan-to-value ratio.

Can I use my OnlyFans earnings statement as proof of income?

As supporting evidence, yes. It does not replace lodged tax returns for a full-doc loan or BAS for a low-doc loan, because lenders rely on documents that have been declared to the ATO.

What is an accountant’s declaration for a low-doc loan?

It is a letter from your accountant confirming your income for the period, that your returns and BAS are lodged, and that the accountant believes you can afford the loan. Most low-doc lenders require it, and the accountant must be a registered tax agent.

Do lenders want to see my personal bank statements?

Yes. Three months of everyday account statements are standard so the assessor can verify living expenses and identify undeclared debts. Keep business and personal banking separate so the statements are easy to read.

Will unlodged tax returns stop my application?

For a full-doc loan, yes, because the lender relies on lodged returns and notices of assessment. Lodging late returns quickly is usually the fastest fix, and a low-doc lender may be an option in the meantime.
