Turn strong creator income into a property portfolio

Lenders assess an investment loan on your creator income plus a shaded share of the rent. High platform income makes investment lending very achievable, and the tax treatment matters more the higher your marginal rate. We handle the lending and the tax side together.

What to settle first

  • Deposit source: equity in your home, cash savings, or a mix
  • Ownership structure: your own name, a company or a trust changes tax, land tax and lender appetite
  • Lender fit: investment rates, interest-only appetite and how much rent is counted differ by lender
  • Tax modelling: negative or positive gearing against your creator income, done before you buy

Who this is for

First investment property

Creators who own their home, have equity, and want a first investment purchase without a cash deposit.

Renting and investing

Creators who rent where they want to live and buy where the numbers work, sometimes called rentvesting. Assessed as an investment loan with your rent as an expense.

Building a portfolio

Creators with one investment property who want the next. Assessed on total borrowing across every property, with each property’s rent shaded.

How a creator investment loan works

  1. Capacity and structure

Your accountant confirms income position, tax set-asides and the name to buy in. Your broker models borrowing capacity across the existing loan plus the new one.

  2. Deposit

Equity release from your home, or genuine savings held for at least three months. Company funds need a dividend or wage, not a drawing.

  3. Property and rent

Identify the property and obtain a rental appraisal. The lender counts a shaded percentage of that rent.

  4. Application and settlement

Full income pack, purpose confirmed as investment, interest-only or principal and interest chosen with tax in mind. After settlement, a depreciation schedule is ordered.

Owner-occupier versus investment lending

Item Owner-occupier loan Investment loan
Rate Lender’s standard owner-occupier pricing Usually higher
Maximum loan-to-value ratio Often up to 95 percent with lenders mortgage insurance Often lower, particularly interest-only
Rent counted Not applicable A shaded percentage of appraised rent, commonly around 70 to 80 percent
Interest-only Available with conditions Common, assessed on principal and interest over the remaining term
Purpose You live in it It is rented or available for rent
Negative gearing is a fraction, not a refund

A rental loss reduces the tax on your creator income by your marginal rate multiplied by the loss. You still fund the rest of the shortfall every month, and the lender’s servicing calculation assumes you can.

Common questions

Can OnlyFans creators get an investment property loan?

Yes. Lenders assess creator income under their self-employed policy and add a shaded portion of expected rent. Two years of returns unlock the most lenders; low-doc options exist for shorter histories.

Can I use my home equity as the deposit?

Yes, through a refinance or a separate loan split that releases equity. The lender assesses your total borrowing across both properties.

Should I buy in a trust?

Usually not for a first negatively geared property, because the loss is trapped in the trust and cannot offset your creator income. Trusts suit specific situations and need advice before purchase.

Is interest-only a good idea?

It lowers repayments and keeps the deductible interest high, but the lender still assesses you on principal and interest over the remaining term, and the balance does not reduce. It is a tax and cash flow decision to model, not a default.

Do you do the tax side too?

Yes. National Accounts prepares creator returns, handles rental schedules and depreciation, and models gearing before purchase.
